Why Couples Love Ayoka Ranch
Ayoka Ranch is best for couples who:
- Want sweeping mountain views without the crowds of Gatlinburg
- Need space for a larger guest list (up to 298!)
- Love the idea of a rustic ranch feel with modern amenities
- Want on-site lodging for guests to make it feel like a full weekend getaway
It might not be the right fit if you’re set on a downtown hotel ballroom or a historic estate venue, but for couples who love wide open skies and that serene Smoky Mountain vibe, it’s hard to beat.
Venue Highlights
- Location: Maryville, Tennessee (on the quiet side of the Smokies)
- Type of Venue: Modern barn + ranch
- Guest Capacity: Up to 298
- Starting Price: Promo pricing during construction begins at $10,000
- Indoor/Outdoor Options: Outdoor mountain-view ceremony with an indoor rain plan (room flip for reception)
- Vibe: Rustic modern, airy, mountain views
What stands out: Couples and guests are always surprised at how peaceful and beautiful this side of the mountains is. Beyond the views, Ayoka Ranch is designed with logistics in mind. Wide roads for shuttles, easy vendor access, and thoughtful touches that make the flow of the day smoother.

Best Photo Spots at Ayoka Ranch
One of the biggest perks of Ayoka Ranch? You’ll never run out of stunning backdrops.
- The ceremony space with mountains rising dramatically in the background
- The open field off the cul-de-sac for wide, golden-hour portraits
- The patio under the bistro lights for romantic evening shots
- The ponds for quieter, reflective portraits
Best light: Golden hour here is magic, with warm light spilling over the western horizon. Early mornings are also incredible if you’re up for soft sunrise portraits.
Lighting quirks to know: There’s little shade around the barn itself. The bridal suite faces west (lots of afternoon light), while the groom’s suite side offers more shade earlier in the afternoon. Once the on-site cabins are complete, they may give additional options for shaded portraits.

Things to Know Before You Book
- Vendor Access: This venue is a dream for vendors. Caterers have their own loading door, and DJs/design teams can drive right to the ceremony site. Even shuttle buses and tour buses fit easily on the driveway, which is rare in Tennessee.
- Parking: Final parking details are still being set as construction continues.
- Booking Process: Right now, there’s a waiting list. Brendan (the owner, with a background in commercial construction) is careful not to promise until everything’s ready. Expect official bookings to open around January.
- Preferred Vendors: Not required, though they have a recommended list if you’d like suggestions.
- Insider Tip: Ask to be added to the waiting list to lock in promotional pricing before they fully open.

From a Photographer’s Perspective
Photographing here feels like stepping into Dolly Parton’s Tennessee Mountains for a weekend. The south-facing ceremony site offers gorgeous afternoon light, and guests truly get a front-row seat to the mountains.
One of my favorite moments is standing at the front of the venue at dusk hearing crickets, seeing blue shadows settle on the foothills, and watching the layers of mountains fade into the horizon. It’s quiet, refreshing, and unforgettable.
Photographer tip: Be ready for direct light. They have plans to plan an orchard but for now shade is minimal, so scout the ponds or edges of the fields for softer light during midday.
